JOB ROLE: Contracts Manager
LOCATION: Northern Home Counties (Buckinghamshire, Bedfordshire, Oxfordshire)
RATE: £22/hour - £25/hour (3 months temp to perm)
START DATE: October 2026
About the Role:
RGM Recruitment Ltd is excited to present an opportunity for a Contracts Manager to join an established timber frame subcontractor working on large scale new build residential developments and commercial schemes. The successful candidate will take responsibility for the site element and management of assigned timber frame projects, ensuring projects are effectively coordinated, delivered to programme and completed to the required standards. This is a fast-paced role involving responsibility for multiple projects simultaneously, with regular travel to sites and close liaison with subcontractors, clients, design teams and internal departments.
Key Responsibilities:
Contract & Project Management
- Set up and administer tenders following sales handover and project appointment
- Develop and maintain project trackers, key dates and programme milestones
- Prepare, issue, maintain and review project programmes
- Attend project meetings and record and distribute minutes
- Coordinate project information and ensure relevant teams are kept up to date
- Manage incident reporting and customer care issues, ensuring actions are tracked through to resolution
- Attend pre-start and design meetings, identifying and communicating project risks to site and installation teams
- Prepare and issue site-specific RAMS to clients
- Work alongside the Quantity Surveyor to appoint and manage subcontract installers
- Raise and maintain records of Delay Notices and Non-Conformity Reports, ensuring the commercial team is kept informed
- Identify and raise variations with the QS, including relevant site information and costs
- Maintain accurate project records, including materials, information requirements and outstanding issues
Site Management & Delivery
- Carry out initial site visits and report on findings
- Attend pre-start meetings ahead of project commencement
- Coordinate lifting operations where required, working with the appointed person and relevant subcontractors
- Provide effective site supervision throughout the project
- Undertake regular site inspections, recording defects, snags and required remedial works
- Drive the handover process to ensure projects are completed efficiently and on time
- Monitor and report on health & safety, programme, progress and site-specific issues
- Complete and distribute site reports within the required timescales
- Maintain accurate project information and issue logs
- Measure stairs and provide relevant information to the design team where required
Requirements:
- Up-to-date CITB qualifications, including CSCS Card, SMSTS and First Aid at Work
- Strong contracts and project management experience, ideally within timber frame, construction or a related environment
- The ability to manage multiple projects and competing priorities in a demanding environment
- Strong organisational and administrative skills, with excellent attention to detail
- Good communication skills and the ability to build effective relationships with clients, subcontractors and internal teams
- A proactive approach to identifying and resolving project issues
- An understanding of site health & safety, project programmes and quality requirements
- The ability to work independently while operating within the wider Contracts team
